Experience has shown that an objective assessment of a building's condition requires a broad range of knowledge. Our know-how and experience provides an excellent basis for defining the residual utilisation duration based on an objective assessment of the building's condition. The residual commercial (not technical) utilisation lifespan of a building, as is well known, describes the period of time in which a building can be used commercially for the purpose for which it is intended.

The residual physical construction (technical) lifespan only plays a role to the extent to which it limits the residual commercial lifespan. The importance of the building condition / residual commercial lifespan when determining the market value on the basis of the net income value is emphasised by the fact that the net income value level is directly influenced and is therefore relevant when considering the purchasing price.
